Appliance installation in Key Biscayne.

What Key Biscayne does
to an appliance.

Key Biscayne incorporated as a new municipality in 1991, the first new city created in Miami-Dade County in more than 50 years.

Incorporation gave the village local control over its own taxes and future development decisions that had previously rested with the county.

Land north of the old canal on the key was developed as part of what is now the Village of Key Biscayne, distinct from the older development to its south.

On the water

Waterfront homes often put a second cold storage unit, an ice maker or a grill on a covered deck, and installing one there checks that the model is rated for outdoor use and that its outlet is a protected, weatherproof one.

Seasonal houses

When a new unit goes into a house that will stand empty, the installer shows the caretaker where its water shutoff is and sets it the way the owners will want it on arrival, from ice making switched off to the temperature it should hold.

Tower living

Many condo buildings want a certificate of insurance and a written approval before a new laundry pair or a vented machine goes in, so that paperwork is filed with the manager well ahead of the installation date.

When an appliance
cannot wait in Key Biscayne.

In Key Biscayne as anywhere, these five signs follow a connection that is not safe to run on, so the new appliance stays off until the hookup is put right: gas in the air after the gas connector went on, water on the floor after a supply or drain connection, a burning smell or a tripped breaker on the very first run, and a laundry exhaust that is crushed, pulled loose or blowing lint into the room.
